I just got off the phone with my banker and he gave me an option for what terms I would like for this property which is something new this bank is offering.

I've had several bankers say they'd loan more to me (on thier commercial side) I'm curious if anyone has successfully used a spouse to own/qualify for more Fannie backed loans? 

I am currently a personal banker for a large bank and I will also have my RE license at the end of may.

His place is duplex..I also asked my banker and he told me the same thing.

A good broker/banker should be able to help value your property before you pay for an appraisal.

You'll find that if you go to the big banks they will need a min of 620-640 fico scores, smaller to mid sized mortgage bankers will have scores all the way down to 500.Banks create the min amount of fico that they would like to take in terms of risk.To answer your question the middle score of the lowest borrower will be used to determine qualification.

The issue is unless a banker can see this as a wise investment, they would deny me as my DTI is high and my income on my returns is not that high.  

More significantly, the bankers themselves.  

I was told by a banker that not many banks does refi with LLC.
