But I also feel that over the last several years, many groups are getting greedy and wanting to be paid to transact more than buy good deals.  

I live in Orange County and I have been looking into some out-of-state investments for single family up to triplex for a buy and hold to build my rental portfolio.

There is also a True Portfolio program where you can buy a Second Home with only 10% down and can have a back end DTI of up to 49%.Best to have a conversation and go over all options than to take one lenders turn down.

Just understand that it is possible, but be careful of the lender calling the loan due.Regarding strategy, like @Jonathan Klemm said, Subject-To is just another tool in your toolbelt to help a seller out of a tough spot.

My previous accountant had all of my paperwork since July of 2023, she had promised that it was not a problem to be filed by Oct.15th but she had some health issues and would not respond to my many calls, emails and texts.

I recommend buying a 2-4 unit property to house hack rather than buy an individual apartment (condo or townhome).
