.- ADU will bring 10 times of annual rent to appraisal.And ADUs tend to bring 50k or less than their cost to build.I spoke with my realtor and he suggests building as many units as possible, but he is even older than me and:- too conservative- believes that all immigrants live in compounds, multi-generations families ratio will increase- construction still costs a dime and nickel if you hire unlicensed guys and do owner-builders permits- he rocks in East Bay Area and is not very familiar with LA.Regarding conservative rents: the lot is almost 7000 sf, tons of street and off-street paved parking, but the property is located in not the best area of Covina.

If this is going to be undergoing renovations you may need a builders risk policy as opposed to just straight hazard insurance.

By doing that work in-house you have the opportunity to find properties the big list builders have looked over.

Is there a way to hold the builder responsible for these?

Hello All,I'm a new STR investor and I would like to replace my porch with a studio like apartment to start my journey in House Hacking, just wondering if anybody knows a homebuilder that specializes in home additions...

I just launched in late October so didn't have any reviews yet for November.So in November that's a net of 42% of gross bookings, 62% in December, before maintenance/capex.Those are both high in this area, as most of these homes were thrown together quickly and are very much builder grade. 

In that case, a new home may be worth it since there should be less "hidden" issues (settling, etc.) and the builder usually provides a warranty.
