., when the seller's agent gets the offer, and sees it is from my agent, he/she knows (or will know, once they ask their in-house agents) that my agent is no BS and doesn't work with dreamers or tire-kickers.

Like I said above I got tired of the back and forth is it legal is it not.So being a broker I called the agency and got an investigator to engage me.when asked can you market in ANY manner a property you only have under contract but don't own that was here response.. which is no.She went on to say they deem same day transactional funding as selling RE without a license..

Luckily I’m passionate about real estate, otherwise I would have bought a turn-key single family like the majority of home buyers and settled in.The long tiring days/nights will definitely be worth it in the long run, but like you mentioned, lessening the load is important.
