I think from an investor stand point if you can just rent as a normal LTR and be flexible with subletters in the summer months that is the easiest way to go. 

Situation: Years ago the owner of a property worth $1M and an elderly property owner placed a REVERSE MORTGAGE on their property which when funded allowed her to stay in her home and receive distributions from the lender up to a MAXIMUM sum of $700K. 

I am an investor in Tennessee and North Georgia, and have had my eye on NC for awhile now.  

I'm curious if yours is a side-by-side duplex or an over/under?

Here in DFW we have an amazing network so our club also holds in person events regularly.

For example a $400k HELOC or equity line for an investment property at Prime + 4% is a qualifying rate of 12.5%.
