The more creators in the house the more investments made into the house to make it most presentable for production.

On the other hand, I think I can go the SFH route and get a higher quality product that I can hold for 30+ years, better tenant pool, and folks that want to stay longer so vacancy lower.

I often see lots of duplexes selling for only 20-30k less than a similar quality triplex, so to me I'd rather pick up the 3rd unit for pennies on the dollar, ESPECIALLY if you're utilizing a low down loan product. 

Considering its in an LLC product that seems very competitive.

@Fabricio Laboriel there are companies that offer great products for real estate investors who are doing flips or value add investments like BRRRR.

VA is a great loan product, but I will caution you that in many many places in Texas it will be very tough to use.
