I have water leaking from my bedroom (It’s raining heavy outside btw).

Thank you for the ideas, I am really worried that this could blow a profitable deal right out of the water. 

I'm currently in the middle of my first deal and I feel like a fish out of the water.

I pay for water and received an outrageous bill.

It had water in the crawl which caused a mold problem.

Do the hook ups include water, septic and electric?

It came with a set of tenants (a middle age man, and a middle age woman and her boyfriend) who have been decent.they do pay but it has been late I usually get it on the 5- 10th every month.this month I have not seen It yet its the 13th. another thing I should mention its heat and hot water included and they are paying $500 below the market rent. should i evict them and find someone who can pay on time and the market rent?

I did use bonus depreciation for the cost of furniture, but I lumped the property improvements (mainly new hvac, water heater, windows) in with the building and depreciated all of it under the standard 27.5 years period, since I didn't "need" additional depreciation benefits for 2019.

I assume what you mean here is the disposal was backed up and so water that went down the sink leaked out the piping somehow (under the sink?)

As for the property the roof, a/c unit, and water heater are about 10 years old.
