If you are talking to sellers, a majority of them that want to sell need to sell the traditional way via an agent/mls.  

If you are comfortable scanning / emailing your documents as well as having meetings via phone and/or Skype then there are more options for CPAs who work virtually and work exclusively with real estate investors.

We're going to generate leads via direct mail and cold calling.

May I use little johns pitched tone now to write "what; yeeookay" no boundaries, but those, I acknowledge.

Definitely a lot more than many, but I do deals which are directly traced back to here, either from people I meet on the site or who find me via a Google search and a BP thread comes up.
