Ask people why they bought this or that property, what they plan to do with it, and what they think it is worth. 

And in terms of demand, I can tell you from experience that 2-bedrooms have lower occupancy than 1 bedrooms, so it's not worth the extra money if you're after cash flow.

For what it's worth, I don't think you should expect your GC to put skin in the game. 

Unpermitted units are worth a small fraction of what a legal ADU is worth.  

Fortune is in the follow-up, not just within the speed to lead.If you're generating at least 100 per month, then I would invest in at least a part time appointment setter, its worth it because just the follow-up calls will be overwhelming.

Depending on your specific goals and why you are investing some of the out of state markets can provide more headache than the cash flow is actually worth.
