Is that true when Fannie and Freddie run that calculation?

Once you have a true deal you will be able to put all the other pieces together, in my opinion. 

We can't all expect to be 5 star every time, and unless you have a true luxury space, you probably shouldn't expect to be 5 star at all.

I've been researching Turnkey Investments, but they seem to good to be true.

I guess the question of this one was the EM at risk.. or was this true wholesaling where there were still weasel clauses to get out of the deal if he could not resell.Also its not that uncommon for someone to put in a back up offer.. we encourage those as agents.. if we think the first offer is not super solid..

I realize that I can't cull out the 100% equity as there may be some true free and clear properties in there.

@Michael Plante FULL DISCLOSURE: no experience yet in commercial property (except MF residential) ...and only done rehabs, no building/development.Isn't commercial really just a waiting game anyway?
