@Adam Mittermeier the problem with letting the utilities go off is that they may not have been up to code for years, but they were never inspected because nothing triggered the city of utilities companies to do so.

The smaller the better.When you are talking with banks use the term "line of credit"....I know, I know...it sounds like I'm splitting hairs here but a HELOC will usually direct you to the residential division and the Line of Credit will take you to the commercial division (I discovered this over time asking about this subject).

And I have no compunction about doing it (though fortunately I haven't had to so far).The dog peed on your floor, and left hair and dander that will require additional cleanup, if you want your place restored to its original condition.
