They either become slumlords because they can't pay for improvements, they get out of real estate because they tire of losing money, or they sell the property at a discount because it hasn't retained it's value.I've had similar situations.

But if you do, I think there is tremendous value in finding a market you have ties to / you can drive to.

I struggle with this because I see the tremendous need for affordable housing but when I run the numbers it never pencils.

We made some good connections there, which helped us tremendously.

They used to have a killer coupon that I would use but now I just buy so much from them that I can get discounts rather easily. 

I take their yearly revenue, discount it 15% and put it in my calculator.

That helps a tremendous amount. 

Market value was $2300 , I gave them $100 discount and waived the pet fee, but I made them responsible for snow removal/lawn care.
