I might suggest first touching base with a CPA, like @Brandon Hall before an attorney to go over the type of entity that might best suit what your goals are, then get a referral to an attorney to set up those entities.

Technically you will not "share" a wall in spite of how it looks, technically there are typically two complete walls... they just touch and good luck separating them after 15 years.
