The seller didn't mention any of this to me, and not long after I took over, I got work from the dealer the seller never got before, and being the best known tire dealer in the area, sold many more tires as the dealer put new tires on cars for sale.

Sellers get really tired of getting these letters all of the time so you need to break the ice with them.

We have helped active drug addicts, extreme hoarders, and tired property owners of all types by contracting to buy their property and either closing on it and reselling with title or by assigning the contract. 

But the calls that I've received we're all from curious people and tire kickers unfortunately.

Now I am not opposed to have a non refundable earnest deposit down if we never had done a deal together, just to get the tire kickers out the way. 

Once you are making enough money to handle all the costs, and you get tired of the tenant complaints then hire a property manager and move to a bigger house further away.

For the local area, the "higher" interest rates have reduced the tire kickers, but I still have 5 closings in December for this area.

These sellers are doing exactly what they want to do, not waste time with tire kickers and new investors.
