Hopefully a) the DSCR and patient investors allow a syndication facing such hard times to hold on until things start to creep back up, and buyers are feeling froggy.

Remember, mastering real estate is the art of building wealth slowly, so be patient.

Be patient, pile up cash, and start to get the snowball rolling down the hill. 

Again, they key is being patient and putting good tenants in your units.

I am an emergency physician and know that I don't want to do shift work forever although I do enjoy patient care.

Now I am just being patient to find the perfect first investment in Mexico.

Perhaps we're just not being patient enough! 

In fact, if you don't mind putting in a bit of elbow grease or being patient and waiting for the right opportunity, you can even still find the occasional 3-bedroom house for under a half million.

You can still find deals that make sense on the MLS though you will need to be patient (wait for the right opportunity)  but prepared (ready to submit a strong offer on a property that meets your criteria).
