Hi Kaleb, my team and I manage 100+ STR and MTR.

Population is growing aggressively and jobs are moving here especially with major employers like Intel, Google, Amazon, Nationwide, etc.

Living with parents in Chicago suburbs but moving to Lakeview East (North side Chicago) next month to get a feel for living in the city.

I invested in  real estate in different states and considering invest in WV and may be moving to Lewisburg...

My cash flow was a little negative, but for the most part I did thing my parents told me to of paying down a mortgage using rental income.By 2020 I had moved to a different state and a pandemic happened.

G'Day folks,I've reached out to my legal and accounting team for referrals but they had none.The IRS is absolutely useless and we have tried dealing with them for over a year now on this matter.At the point of just hiring and handing over to legals to deal with itPaid off $70,000 in prior year taxes and have receipts and deposits as proof, etc...

Needed to get my skin in the game and found a great opportunity with a wholesale deal and had a good visible gap between our buying price and the value of the home so I interested me to this deal because of the way that me and the team would be able to learn and handle these opportunities in the deal to maximize ROI and asset lifespan of performance.

If they don't, move on from them.Also, while "most" PMs charge a fee on "collected rent" there are some that charge a fee whether rent is collected or not.

Since the home is free and clear I am considering if pulling a cash out refi (or DSCR) to free capital to brrrr on the next deal is the right move?
