Hello @Eric Roloson,I may have different goals and timelines in mind, but if I was targeting the property, I would seek Quit Claim deeds from every heir I find, the Grandson, the Daughter, and the other grandson too. 

She is targeting January at the earliest to look elsewhere.  

Also, the trend for the aforementioned metrics is also very important.Lastly, you could study permit data to get a better idea of how the relationship between supply and demand is trending in your target market.Hope this helps!

My target tenant will be the local seminary students that are married and would be in the property for no more than 4 years.

For instance, maybe needing fire suppression system in 3 units and bigger but not needed if its owner occupied type of thing ( just a made up example).
