You'd be surprised what happens when you walk away and don't act like a motivated seller.

So if "the fed is talking about raising rates", and there is a resulting "interest rate spike in near future", it should hardly come as a surprise, right?

With the hiring freeze enacted on any new state workers, I wouldn't be surprised if some layoffs were to follow.  

If this is your only surprise that ever happens, I want your blessings or whatever it is that you do to avoid having a house trashed, getting sued, having to file evictions, etc.

With more and more homeowners being victimized, and the finding out their house is not sold, it is no surprise to see the rise in unlicensed brokering complaints.

We just had an oil tank sweep and found one under the driveway..... roof i'll find out today to see what surprises are in store for me there. this will not be an easy first property, but jersey city heights is up and coming, may be worth the risk. more detail to follow once it closes. if it closes, haha. ah, the fun of real estate investing.
