I just purchased my first property and plan to BRRR it so it will have 20k or so worth of rehab (I plan to recoup that on the refi obviously) but how much can I really expect to gain tax wise with this property in the first year?

If you want to defer capital gain, then you would not be able to use the proceeds and roll into another property via a 1031 exchange.

Seller financing allows the seller to get a lump sum now, and still get a stream of income (from your new mortgage), and it spreads out the capital gains, which is a tax WIN.
