Personally, I would not give up my day job. 

Just know no matter how much planning you do, you will be making endless runs back and forth, almost every day, and it is what it is my friend- BUY MORE THAN YOU NEED and then return all the excess all at once using the card(s) you bought it on at the end of the rehab.

There is a lot more to learn than simply deciding one day to be an investor-friendly agent.

Consider hiring a local property manager to handle day-to-day tasks.

Pick one market, preferably the market in which you want to live and have your REALTOR send you all new and changed listings in email each day.

This has completely reinvigorated my passion for real estate and I am even more excited to get to work every single day.
