Coming from New Zealand, I have the option of stopping at Hawaii, or continuing to the main USA to set the account up.I'd be interested to know which banks are the most "Investor Friendly" especially in terms of foreign investors.I've heard that the smaller banks may be better to work with in the long term.

For example, if the Chinese government stops Chinese citizens from taking their money out of China, it will slow demand for Real Estate in Canada.The only problem with forecasting a bubble bursting is that it could be a month from now, or it could be 15 years from now when home prices are 3 or 4 times higher than what they are now.If you buy for the long term cash flow, you'll be protected if house prices decrease.

Another mitigant could be that you have hired a general contract with experience and have a full budget ready to present along with as is and as repaired comps based on your plan.If none of this work you could try and joint venture with another rehabber and leverage off of his experience the first deal or two while you are building your track record.

If you are not serious about a tenant paying late stop complaining about them paying late.Tenants only do what they are trained to do and you have trained your tenant to pay late.
