It does all come down to the lease, however, if you like the apartment and want to stay there, I do suggest talking to the landlord.  

That said, it's definitely something worth considering given the high demand for the eclipse as well as other local events in high demand for short term stays (SXSW, ACL, F1, etc). 

I have one in Boulder County that I set up for short term but ended up renting it long term at the same rate I would have as an STR because my very first tenant decided to stay a year and offered to pay full rate.

Appreciation is great due to higher demand and renters stay many years so my turnovers are low saving me a ton.

So far, I have gained a ton of knowledge just by watching YouTube videos, listening to podcasts, attending seminars/webinars.

I think it needs to be said that not all agents are in a place to purchase or be full-time, I speak from experience, some may get to the point that they need to go full time for various reasons or stay part time for different ones.

Some of us just see this over and over, and its tough to stay possible.
