Before finding the podcast/this website I envisioned investing longer down the road.

Assuming regular middle of the road type finishes, you're closer to 525-550 for the studio, 650-675 for the 2 bed and 800-850 for the 3 bed.

Had trouble in the beginning finding tenants thinking that a sign out front on its busy road would surely grab renters attention.

It is close to town just happens to be off of a gravel road.

@Ori Nahum  One of the biggest "mistakes" or road blocks to Real Estate success I see is College students studying a Major that's not lucrative or too crowded and piling up huge student debt that cripples their DTI (debt to income ratio).State Colleges and Scholarships are great!

My office is right here off of Sorrento Valley Road. 

I have seen some where you can open from the back and people love it because they do not need to go in front of the road and worry about cars etc. hitting them.

you must keep in mind that there are a ton of expenses you have not accounted for in your pro forma and you will find an unpleasant surprise down the road.

Some of my students have even come up with a formula to buy-out the investors should they want out early and all of that is stipulated in the OA so there are no surprises down the road. 

The house I looked at (in the Bannister Road area) seemed to be pretty well rehabbed as well.
