Later, she also said that she heard a loud boom a few weeks ago (after my whole party had visited the space) and when she called the LL to find out what it was, he said "oh the ceiling just collapsed downstairs"!!!!????

@Jason Dillard@Mark BurikI wanted to circle back to this after doing some thinking on it (your statement that a more 'exposed' position is to have 50% leverage vs 100%). 

Much of the mortgage industry is confused by the news and wonders why they would want to get involved in this space.

I have an idea...and maybe a CPA or some other knowledgeable tax expert can help on this......so here's my idea:I want to start paying all our regular ongoing bills and utilities with money straight from the LLC rental income....cell phones (we use our phones for mostly work anyway), electric bill, internet, water, etc etc....I'm thinking of making a lease where my business rents the home office space from me and my wife, and the rent is roughly equal to the utility payments, or just have that on the lease..."

Keeping the overall cost under ~ 250 K mark.

My single family I bought with a government insured loan had a 2X4 ladder to the second floor (no other stairs) limited counter space, no dishwasher, old stove, only a stand up shower, and bad flooring.

These brokers were all in the 100+ multifamily investment space and I found it interesting that every single broker asked us this question:"How are you capitalized?"

Does anyone know what is the average price per square foot for commercial (office, mixed use, retail) space is in the Bantam, CT area. 

This is a space for growing an learning. 🙄🙄.

So now I own a little house in the historic area of McAllen and we just bought an office building for our operation and we are renting space out.
