Hello - I am currently under contract on my first BRRRR deal and am in the inspection contingency window which closes 8/15.

If you're running more than two units, have at least two small window units on hand at all times in your basement or a shed.

Usually, the requirement is that you do not sell the property for a certain number of years based on the amount of money you received + keep renting to low income families.Im currently using such a program to renovate a large duplex I own, which is also a historic home ( expensive all wood - no vinyl- new windows, de-leading, etc...).

I hope to have a PM and tenant in place by Feb 2015.Triplex: Property has seperate utilities, new roof, new windows and vinyl siding.

There is a home worth maybe 1mil down the street that doesn't even have windows.

I’m getting my home renovated and we’re now on the windows and door installation stage.

They usually open up the bidding to folks like you who plan to use them for their primary residence first for a window of time before it is opened up to all (including investors). 

If you slide over to 24th and 60th there are some nice neighborhoods.

Im sure if I cant find good renters there, I will just board up the windows abd doors. $45k was not a huge price but no takers in this section of dumpy Florida.
