If the place has solid bones, mechanical s, and a decent interior  (even if needs updating later) I'd take the deal because it's a 3/2 which means your rental and resale buyer market is expanded, but again it all comes down to the 2 other variables.

It's great you have so much faith in the American medical system, however; they are the same ones that allowed the Ebola patient  that stated he had been in Liberia, to be seen by medical staff, sit with unassuming patients, and then sent him home with "the flu", only to find out they had made a mistake.

I'm sitting on about $150K of liquid assets at the moment, but could move some things around to get to $300K or so if I saw opportunities.
