I am not in a position to use the investment property as my primary residence to house hack so I realize that the interest rates will be less favorable.Has anyone made a deal work using a HELOC as a down payment for a buy and hold property?

After leases expire, landlords can draft new leases, re-negotiate terms, adjust rent, and implement policies.

I have an oceanfront STR in NC that I'm considering listing and doing a 1031 into at least one or two long term rentals with potential appreciation opportunities. 

In the last 15 years or so I’ve switched almost exclusively to the short negotiation technique.  

Term 12 months or less.

My biggest aim is to ensure that my long-term success aligns with whoever I invest with's long-term success instead of making their money on the upfront sale and leaving me on my own. 

There is a process that is extremely hairy and complicated called a lease hold exchange where you sell your property to a related party and then lease it back after 180 days.
