Agree 100% but also would say 2024 is not going to be a great year at all to invest in real estate. 2026-2027 will probably be the best year to invest as that is when I suspect pricing will be the softest it will be over the next several years. currently there is limited inventory and the impacts of inflation have yet to hit real estate.

If so calculate the cost of failure and make sure it fits with your risk reward analysis.

Look for midterm rental facebook groups - there are several - and jump on some podcasts, like the Landlord Diaries, to quickly learn more about the MTR space.

I've used them several times, in fact I have a property about to close with them right now.

Our regular insurer, State Farm, does not do such coverage anymore, and after checking with several well-known national carriers, I found only one that offered it, but the lead agent couldn't be bothered to put the details in writing in an email.There must be companies that specialize in this kind of coverage, I figure, and there must be other property owners in a similar situation who have such insurance. 

I'd like to keep the home, but i know there are several cap ex items that may need to be tended to as my parents did a lot of patchwork to get by.

Just curious if the rate is 4% and that’s basically the same a risk free 10 year, is there something I’m missing or is it just economically irrational to buy tax liens right now.
