So a recent podcast and similar timed stay in an airbnb in another city along with my current market severe lack of inventory (yet too high new construction costs) lead me into thinking about this topic.Has anyone on here converted buildings like this into multiple condos and developed an HOA and sold them separately?

I own 2 condos in the same building (~$150K value each) in Logan Square, one is financed through a local bank that sold the property as a foreclosure several years ago and the other we paid for through a HELOC on our primary residence.

After talking to them yesterday and giving them several options  (including the eviction and the ramifications to their credit and such) and getting inside the property (which surprisingly is in great shape.. just a couple of blinds are messed up)  the tenant changed their tune and even apologized.
