I'm guessing you're self-employed, the bank will likely want 2 years of those tax returns to show that you're making good money which I'm guessing you have if your stock piling 15k/month (congrats!).

@Brock Mogensen  Great points...............I'm actually looking into single raise syndications myself.....either value add multifamily, self storage and/or mobile home parks.

You will find that most of us self manage, some from many states away.

Self help eviction can get you in trouble(shutting off utilities).

Develop your own screening process if you intend to self manage.............don't continue with that PM.

Being a passive investor self-managing all my properties, it is important to get them close to Plano/Frisco and relatively newer.

Keep them in place on this one, and if you want to self-manage in the future, you’ll learn how they do it.

Are there any park amenities that need ongoing service (pool, laundry, etc)Is there any deferred maintenance (roads, landscaping, pads, pedestals, etc)How are they managing the park currently (3rd party management company, self managed?)

For self storage you should go to https://www.radiusplus.com/ and run analysis of this property for the 1, 3 and 5 mile supply/demand along with the rates to see if the current rates are below market leaving some room to bring them to market.
