I think the most important thing you can do is continue educating yourself while seeking a mentor.  

That being said, it also wouldn't hurt to seek the service of an agent to represent you when buying.

Can you share the deal criteria and geography your investors are seeking?

As for your proposed deal, since you are not concerned with "owning", you are good with condition, and you get the terms you are seeking, then maybe have an attorney review the contract just for comfort. 

Like most, I am seeking any assistance with tips/tricks, financing, processes, etc. 

A 20-something seeking FHA financing for an investment property just screams risk and red tape.But don't take my word for it.
