What would you do, pre-appraisal to set price, or just roll with the your best guess based on what you can pull together in comps?  

I've asked around on here and also read that you need to ask around for actual expenses and rent rolls to see if 5+ deals will work.My biggest concern is that in practicing finding deals I will brand myself as a "tire kicker" who can't close deals.

I am feeling a lot better about rolling up the sleeves and getting after this rehab.

Are you saying your losses have been limited because of other factors so you have to roll them to a future year?

I'd start the eviction process according to your contract with a pay or leave notice to at least get the ball rolling...

At $150k it phases out completely, and your losses roll forward to the next year.
