IMO it is dubious is anything appreciating at LESS THAN 8%.Research some Denver metro newspapers and read articles on the RE market.

I would absolutely take the time to research it if you are working on a specific deal.

Beware that these kind of appraisers are no the same as residential appraisers, research and find a good one who takes their time to do the research.

After a little research you will start to know what is out there, what you want to emulate and if there are providers who can you connect with.You really do need to start with a business purpose and then worry about the right tool for the job.
