Hello everyone,Bigger Pockets provided a lease agreement for Arizona which has an option to require the tenant to a include liability requirement in their renters insurance.I'd like some advice to help me understand if I need to include a liability amount as a requirement and how to adjust this amount for different properties.Thank you in advance!

Both parties were right–and wrong–simultaneously, and it required a lot of hand holding and collaboration.

They tend to work in more established neighbourhoods that are safer with a good, reliable tenant pool and they are a newer management group that is younger and well connected to the area today, using a lot of the latest technology to assess opportunities.

However, that doesn't mean there aren't good investment opportunities available.Richmond has a diverse real estate market with several neighborhoods offering potential, though it might require looking into properties with different strategies in mind.

Some require that you pay a fee in order to see the lists of foreclosed properties…I have yet to find a way around this

Heck, I'd maybe get to a place of all but requiring some such basic competency completed before I take on a buyer client because I too get exhausted of answering the same basics and directing over n over to get with CPA to go over details. 

I tell them upfront in my ad and in my conversation what's required.

For the DSCR, some lenders require a period of prior investing in order to qualify for that loan, for example one prior year of investing.

What does your lease state about landscaping and yard upkeep requirements. 

As long as you meet the requirements for both statutes you can take both.
