We use QB for accounting and Rent Manager for PM (I often feel like it uses us - although there customer service reps are great).

I'm going to start renting my first property in about a year.

Worst Tenant Ever - -Unpaid rent since moving in (6 months)-Refused me entry into my property for inspections-Got gov assistance check for rent, forged my name and tried to cash it in her own account.

I'm hoping to partner with an expert to buy, flip and rent my first multifamily property.     

Still no rent.

Speaking for myself I’m just planning to have to live there for more than 1 year and make sure there is room to raise rents, for example spending a few thousand to bring a washer dryer connection to the complex if it doesn’t have one could be a great cash on cash return if you can raise rents maybe $50/unit on the next turn.
