As of this year my rentals are getting 90% Airbnb and very small number from VRBO, hardly anything from Booking.com.  

I get that.If your not actually in the industry doing transactional bizz every day then I think its very lonely being a rental property investor you have a very limited sphere your working with  IE maybe an agent to acquire and then lender some contractors then either PM or tenants.

Asset research, acquisition, management, repairs, note restructuring, servicing, rental/leasing, and disposition as applicable.

I understand that I have to apply for a new rental license.

Anything I should keep in mind for managing a rental property out of state?

Hi Sean, What do rental rates go for in the area for a comparable property compared to what you are charging per room? 

I explained that she should’ve let me know and I would have had any needed cleaning done but inquired as to what was wrong as it had been professionally cleaned and we have not had any complaints from tenants or short term rental guests.

State a max lease duration if your concern is that you will actually wind up with a long term rental with Susie and Susies boyfriend. 

If those do not work then go buy a rental that does not cash flow. :)
