I’m active duty military and my parents have had a home here in Hawaii for 30 years.They currently owe roughly $260k on it.

We were quoted a cost of roughly 300k for a particular company to do the architectural and engineering work on a 100 lot 50 acre subdivision.

I will point out that tenants don't lose assistance dollar for dollar, they lose it roughly one dollar for every three additionally earned, so even if someone was being taxed at 33% (which of course they aren't), you're still making your situation notably better at a rate of 2/1.

I'm a 50/50 partner with my brother with purchase price at 15k and our rough estimate is another 15-23k to complete here.

Mortgage, party wall agreement, taxes, etc. will bring the mortgage up to about $1900 or so (this is my rough estimate).New 2 bedroom/2 bath townhomes are currently renting for about $2700 in the area.

I think that's roughly equivalent to "It's not illegal if you don't get caught" but that might be a little too clear.

I also heard of a SD lady who was successfully doing vacation rentals in Ramona ... forget her name, but sounds like an interesting strategy especially if you are in a unit next door and can manage yourself.FHA is rough for fixers, especially 3-4 plexes in SD (google "FHA self sufficiency test").

People that have a house that have a house in such rough condition you wouldn’t make money on it if they gave you their house for free.I wish I could help these people.
