Gather up all your legal concerns and bring them to an attorney / insurance agent.Ask them at what cost it would take for you to sleep well at night - go with the approach that is simpler and more cost effective.

Hand written letters work well when you deal with regular home sellers that are looking for just a one time buyer to buy their house.So what I would do, is don't hide the fact that you are a company, show it off.

When you sell make sure you look into a 1031X rather than a regular sale so you can defer the taxes.

To grossly oversimplify, the city does not permit STRs north of highway 98 (there are exceptions to this), and they limit the occupancy to be 2 per Bedroom Plus 4 (i.e. my 5 bedroom in Destin can sleep 14 ppl).  

It's not something you should lose sleep over but you need to start studying the rules so you do not get on their radar for breaking the rules.Bottom line- Start with friends and family; then move on to people you may not know but do it in the right way.
