In reality, in areas of historical high demand, that demand continues for many reasons (healthy local economy with a broad based job market, natural beauty, good schools, medical care, etc.) with demand comes higher prices.

At another place the high pressure and lack of pressure tank cause the tank to leak.Pressure reducing valve right after the water meter and an expansion tank (for potable water) at the hot water heater will fix the high water pressure problems.

As @Jon Holdman pointed out, the property needs to appraise or something has to happen....The exercise price has to be reduced by you the owner of the Sub2 to sell, the TBer has to come up with more money to close (unlikely), etc.
