As long as the price is attractive for the product you should be ok. 

Not only that, but the unit needs major repairs and the tenant is not "quality tenant" material.

In the absence, I'd love to see what folks think of the product and any considerations I might be missing here.

Like more example, has anyone noticed if average church attendance in a given city or number of parks or something else that's usually not factored in correlates with quality of tenants?  

But I would not rely on any platform to do your due diligence for you, as there is a mixture of quality on every platform (at least if you are a discriminating or conservative investor).

As for blanket marketing...finding vacant properties are much better quality leads.

Don't let "accreditation" or the folks selling products "only accredited investors can buy" lull you into a false sense of security. 

The only advice I have is to buy the best quality asset that you can whatever the unit count.

While it is possible to find a decent contractor through these sites, the professional, quality driven contractor will have a strong, local network of satisfied clients and fellow tradesmen to funnel work their way.I've found that many of the individuals relying on HomeAdvisor leads are doing so because their work doesn't speak for itself or their clients have not been telling everyone they know about how well their awesome new renovation turned out.
