The basis of depreciation for Property B will be the lesser of the Fair Market Value of the property on the date it was placed in service OR the cost of the property (plus any additions and improvements -- not repairs, but substantial improvements, such as additions or renovations).

If you don't mind providing some data for me to reference I'd appreciate it, but understand if you want to keep some or all personal--namely I'd be interested in approximate location, bd/ba count of your property and the rent % increase (or if you're comfortable sharing actual prices) implemented between your last tenant and current one.

The new trend they started a couple years back of arbitrarily needing to raise the annual subscription fee $100 each year to "provide the best service" would fit into this also

Additionally, what tips would you give to someone like myself who is looking to get started and is looking to purchase their first rental property?

I am moving out of the house in June and intend to rent the other two bedrooms to two additional tenants, unrelated to the first tenant.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!
