My partner and I buy and rehab properties, then refi and hold long term (BRRRR).  

Purchase price: $250,000 Cash invested: $62,500 Brand new build: Appraised at $310,000. at closing the builder financing and buy down of 1% put the 30 year fixed financing at 5.75% investor financing with 20% down.

You will have better chances from June-Sept to make the best deal on your property based on what I have seen in the market as a Realtor. 

The property is in Pell City, AL and I was able to find this is a non-judicial state and potentially would not be tied up as much unlike a judicial process since it’s not going through the courts.ThanksDaria 

Is there a need for accounting and limited property and CAM management on commerical properties?  

I would want my money to be secured by a promissory note and mortgage on the property in question, and thanks to the advice from some on here, if the property in question isn't enough to cover it, I would need to attach a lien to other property to ensure I can get my money back. 

Do those two items above 100% dictate needing a total gut or can a home be sold with the panel and the pipes how they are and can it be financed?

If you had 50k in credit card debt for business startup costs (not real estate) with a 3-4-year plan to pay it off, high debt utilization in the meantime and a 620 credit score - but wanted to start investing in rental properties - what would you do with 20k that falls into your lap?
