There IRS will tax you on that if there is that much net profit. 

As to @David Decker, I am wondering how much your profit margin is in these properties? 

The building is held in an LLC though and we would be happy to roll the profits over into 1 or more investments that are more passive (more rentals).If we stand to gain a decent amount, is it worth it?

(rehab of 138 units that flooded in Spring, TX) Every ounce of profit we had was dumped into our property.

This would be flip, with an ARV of 225k ...... estimated rehab 50k, missing out on +50k profit ..... so its a good winner, want to fight this out.Any advice, stories of this happening?    

That could wipe out any profits.

The vast majority of agents quit within two years because they can't handle the stress or make enough money.

or SELL for a decent profitable Flip!

Just because it sold for 35 means nothing.  35k + 25k rehab + 10k profit to TK company = 70k
