He promised to retract it from the final offer documents...had us auto click initial all pages using DocuSign...... and boom, we he literally sued us as apparently he took that draft version to print as a buyers agreement....even pretended to be our best friends congratulating us on our purchase with other agent who we got our place after first day looking around and putting in an offer.

The contractors that typically charge more should have the followinga) brick and mortar building where they are locatedb) company vehicles that arent old pieces of crapc) proper website, phone number that someone always answers, responds to emails each day or soonerd) has a proper printed invoice/quote for all work6) one thing that will irritate the crap out of you is, they ALL want to come out and lay hands and eyes on the project before they quote no matter how simple or difficult the work is and it doesn't matter if you send them a 4k video that been shot and produced by a world class movie producer.

@Michael Haynes, thanks for your always so kind sharing.The seller brought the house 11 years ago and the county blueprint is the one when he brought but the seller added since then and he provided me a blue print said from architecture who did remodel work.

If you print out the Zestimate, you could use it for toilet paper in a pinch, so not entirely useless :) Seriously, though, you can pull your own sold comps from Zillow and come up with your own estimate of value.
