Hello, I have recently been considering a shift in my mindset from long-term rental property in my local market (Charlotte, NC) towards the idea of short-term rental property in an out-of-state market (that is more affordable) for the potential of higher cash flow in the short-term in addition to the long-term appreciation.

So I could buy a house and start immediately when I get a new job and potentially move.

Flipping has more potential liability than rentals.

That seems like it might be a fire hazard.

At most, that is your potential savings, assuming you get that much profit.You can take the money from the hloc. 

That market has a certain level of requirement to "unlock" that full potential revenue stream.
