Yes technically he has established a method of accounting (an impermissible one), and should formally request a change of accounting with all that implies, and it implies a lot.I would just be aware by the time you find someone competent enough to make the required calculations and the required filings grab hold of your socks and get ready for some serious accounting fee sticker shock

I believe very few agents actually fill out "net to seller sheets" See and when they go to closing there shocked is a little they get with all the expenses.So selling on terms might be a good idea for the seller, if we could find a buyer that would rent for a while and then buy the property without an agent's commission or closing costs.

We guess we got paid for our ability to see the Value of a $20 Bill be offered in exchange for a $1 Dollar bill.Had a Sales manager try that " Close" early in my education in Sales.......Over time ( and I am still shocked when it happens) I realized that there are some people, who would not Give a $1 Bill for a $20...a $100 or other amount.
