Some banks may count the income on the subject purchased if you have a track record, experience in rentals, but no, the down payment doesn't sway the ability to pay the debt created out of the picture.

Has anything like this ever happened to you? I asked the framer to widen the doorway and put in a header for a load bearing wall. Here is what I got.Sorry about the pic rotation BP wont let me fix it.

I have done more research on the area and there are other studios in the area for rent (not on this street, but there is a cluster of multifamily buildings a few blocks away who advertise studios for rent - most are about $500/month advertised).These are my estimates (the owner gave me a "rosier" picture).
