If it’s not within a 1 hour drive it’s basically virtual wholesaling, so at that point why not pick the best market out there, if you speak another language pick somewhere that will likely help

Start with your goals and strengths and use that to pick a strategy...whether BRRRR, house hack, etc. 

I used to target mid level executives and would actually let them pick out their house. 

Pick a solid B-Class suburban area.

Everything has been going relatively smooth considering it's my first time doing this, just trying to learn everything as I go and pick stuff up along the way. 

They didn't seem to care one way or the other (and no discount for picking one option over the other unfortunately). 

The question is did your property manager actually do a background check and screening or did they just "pick" the first person that came along?

Mortgage brokers can become a middle men and a filter, slow down decisions and communication, pick a loan that pays more commission - I have had mixed results.

Any reasons you would pick one over the other?
