@Matthew SwearingenWhile you are not required to have an LLC and can buy rental property directly with your SDIRA custodial account - you will have to go through a "middle man" for each transaction and pay transaction and asset based fees.

@Kaaren Hall, I don't have a Checkbook IRA, so there is no bank account that is controlled by me..it is custodial controlled.

Unless your W2 can start covering physical assets investment, don't use this to jump into it.

If you are using custodial IRA - you would use the name of the custodian for all contracts and legal documents, followed by your IRA name.

It's so much better than receiving physical money orders or checks and having to go to the bank to deposit.The only thing I would like is to have the bank statement say something related to which tenant or unit it is.

Once the deal passes your first due diligence period on line and you want to continue forward, you request the purchase contract from the wholesaler along with the assignment contract (If it is an assignment deal), title info, escrow/closing attorney info, and info to gain access to physically inspect.

And not just come up with them in your head, but physically writing them down on paper and reviewing them a couple times a month.
