@Matthew SwearingenWhile you are not required to have an LLC and can buy rental property directly with your SDIRA custodial account - you will have to go through a "middle man" for each transaction and pay transaction and asset based fees.

It's so much better than receiving physical money orders or checks and having to go to the bank to deposit.The only thing I would like is to have the bank statement say something related to which tenant or unit it is.

Once the deal passes your first due diligence period on line and you want to continue forward, you request the purchase contract from the wholesaler along with the assignment contract (If it is an assignment deal), title info, escrow/closing attorney info, and info to gain access to physically inspect.
