In the past we have approached the other owner about tenting for termites and he has always declined due to lack of funds.

So I am already in process of buying a property with owner financing (made offer Friday) and another deal has kind of fallen on my lap.

Then look in the county assessors website to find the owners. it should give their name and mailing address.

There were some expenses which we could not predict because the former owner had stripped out all the appliances etc.  

I'm not sure if the owners have shopped this around to the Apartment brokers already and they've all passed on the deal, or the owners don't know what's going on.

Here are some typical ones:1. subject to my partners approval (your pet rat can be your partner)2. 120 inspection (we have world class inspectors...and they stay booked)3. subject to a 60 year mortgage at -0- interest If these aren't enough you can go to the "wholesaling" forums and find plenty of advice from frauds and scammers. 

That is he must be co-owner of your business or work for the business. 

;  home would be owner-occupied (at least for 6 months - maybe permanently).1) should I get my own agent - or just use the FM listing agent?  

I didn't know if home owners would cover that or if you need a special insurance to cover that.
